Perfect Tower From dues to maintenance, keep daily work in one place

Who is this guide for?

For a building manager who determines how a tenant will pay rent: monthly, every month, or a special payments schedule, and wants to see dues before creating them.

Where to find it?

The How to Pay Rent section is located in the Add Tenant window, and in the Modify Lease window (the Modify Contract button on the current tenant in the Property and Rent).

Steps

  1. For how much does the tenant pay? Choose: monthly, every 2 months, every 3 months, every 4 months, every 6 months, annually, or every other number of months… Then write the number in Every How Many Months? (from 1 to 24).
  2. Write the amount you charge each time; The name of the field changes according to your choice (Monthly rent, Amount of payment every 3 months, Annual rent), and its equivalent per month and year appears below it.
  3. If the amounts or dates are irregular, choose payments with different dates and amounts (payments table ), then add payment for each payment with its date and amount, or quick fill: the total amount, the number of payments, the first payment, and every month, then fill.
  4. See upcoming dues as they will be generated: payment dates, amounts, what they cover, and how many days before each charge is due.
  5. Save the window.

Examples

  • Every 3 months 3,000 ← charge every 3 months 3,000 (= 1,000 per month).
  • Annually 12,000 and the contract ended after 6 months ← Last payment calculated pro rata 6,000.

Important notes

  • Payments table: At most one payment per month.
  • The contract amendment applies to upcoming dues only; What was previously issued does not change.
  • Partial payment for charge does not require a payments table; They are recorded as partial payments on the same charge.
  • If automatic generation is not enabled, a note will appear, and you can open its settings from the link in the preview.
